  1. What this is. A free pilot tool that brings together public data: standard tax rates published by HMRC and the Welsh Revenue Authority, HM Land Registry Price Paid Data, Environment Agency flood zones (England) and planning datasets on planning.data.gov.uk.   2. Reference only. Results are for reference only. Please double-check with a qualified professional or the relevant official source. Nothing here is tax, legal, financial, mortgage or property advice, and nothing here is a valuation or an estimate of the value of any home.
  3. Tax figures. The tax shown uses the rates for the facts you declare. First-time buyer relief (England) is applied only when you tick it and the rules allow it; the page says why it was or was not applied. Other reliefs and exemptions (for example multiple dwellings or shared ownership) are not worked out. Your actual liability depends on your circumstances; check with HMRC, the Welsh Revenue Authority or a solicitor.
  4. Sold prices. Past sold prices of other homes are shown as published by HM Land Registry. They are not a price for any particular home.
  5. Flood and planning data. Shown at the postcode centre only. The source datasets may be incomplete. "Nothing recorded" does not mean there is no restriction or risk.
  6. No agency or brokerage. We do not act for buyers or sellers, list properties, introduce lenders or agents, or receive commission.
  7. Availability. This is a pilot. It may change or stop at any time. It is provided free and "as is". Nothing in these terms limits liability that cannot be limited by law.
